1. Acceptance of these terms
These Terms of Service ("Terms") govern your access to and use of AskRera (the "Service"). AskRera is operated by Eskay Tech, a company incorporated in Singapore ("we", "us", "our"). By creating an account, buying a report, or otherwise using the Service, you agree to be bound by these Terms. If you do not agree, do not use the Service.
You must be at least 18 years of age and legally capable of entering into a binding contract under the Indian Contract Act, 1872.
2. What AskRera does
AskRera lets you search projects registered with the Maharashtra Real Estate Regulatory Authority (MahaRERA) by project name, exact RERA registration number, or builder. For each project we show a free mini report drawn from the project's public MahaRERA filings, and we sell a paid full report for a single project. The full report explains red flags, gaps between declared and proposed completion dates, sales and construction figures, and litigation and encumbrances, in each case as declared in the promoter's MahaRERA filings.
AskRera is an independent product operated by Eskay Tech. It is not affiliated with, endorsed by, or sponsored by MahaRERA or any government body. Trademarks and project names referenced in the Service belong to their respective owners.
3. Not legal, financial, or investment advice
The Service produces summaries and red-flag explanations derived from public MahaRERA filings. This output is provided for informational purposes only and does not constitute legal, financial, tax, investment, or real-estate advice. You must verify any information relevant to a transaction with the original MahaRERA filing and a qualified professional before acting on it.
Filings are made by promoters and may be incomplete, out of date, or wrong. Red flags are observations about what the filings say and do not say; they are not a prediction of how a project will turn out, and the absence of a red flag is not an assurance that a project is sound.
4. Accounts and access
Searching and viewing mini reports does not require an account. Buying a full report requires you to sign in, either with Google or with a one-time code sent to your email address. You are responsible for keeping access to that email address and Google account secure and for all activity that occurs under your AskRera account. Notify us promptly if you suspect unauthorised access. We may suspend or terminate accounts that violate these Terms or applicable law.
Your report link is a private access link. Anyone with the link can view the report, so treat it like a password; do not post it publicly or resell it.
You may not share your account, attempt to circumvent access controls, or use automated means (scraping, bots, headless browsers) to access the Service.
5. Purchases, payment, and refunds
Search and the free mini report cost nothing. Full reports are sold as one-time purchases, one per project, at the price shown at checkout. There are no subscriptions and nothing renews. Prices are in Indian Rupees and include GST. The amount shown is the amount you pay. Payments are processed by Stripe; we never see or store your card or UPI details. A GST receipt or invoice for your purchase is available on request by writing to [email protected].
A report is a digital product generated after payment, usually within a minute and occasionally longer. Once generated it stays available in your account and through the private link emailed to you; purchased reports do not expire. Because delivery is immediate, we do not offer refunds once a report has been opened, except where required by law.
If your payment was captured but the report was not delivered, was delivered for the wrong project, or is materially incomplete, write to [email protected] within 7 days of purchase with your payment reference. We will fix the delivery or issue a full refund to the original payment method, typically within 5 to 7 working days.
Reports reflect the MahaRERA record as of the date stamped on the report. A later change in the underlying filing is not grounds for a refund.
6. Acceptable use
You agree not to use the Service to:
- violate any law, regulation, or third-party right;
- defame, harass, or mislead any person, including any builder or buyer;
- redistribute, resell, or republish bulk RERA-derived content in a way that competes with the Service;
- reverse engineer the Service or probe its security;
- upload data you do not have the right to share, including personal data of others.
7. Intellectual property
The Service, including its software, design, and the way it organises and explains filings, is owned by us and protected by Indian and international copyright laws. We grant you a limited, non-exclusive, non-transferable licence to use the Service and any report you buy for your own personal use.
Public MahaRERA filings remain the property of the issuing authority and the registered promoter. You may share individual findings from a report with your own advisers, such as a lawyer or a family member helping you with a purchase. Republishing a report or redistributing it in bulk requires our prior written consent.
8. Disclaimer and limitation of liability
The Service is provided "as is" and "as available" without warranties of any kind, whether express or implied. We do not warrant that the Service will be error-free or uninterrupted, or that any summary or red flag is complete or accurate.
To the maximum extent permitted by law, our liability arising out of or relating to a report is limited to the amount you paid for that report, and our liability arising out of the free parts of the Service is nil. We are not liable for indirect, incidental, special, or consequential damages, including lost profits, lost deals, or a decision to buy or not buy a property.
Nothing in these Terms limits or excludes liability that cannot be limited or excluded under applicable law, including under the Consumer Protection Act, 2019.
9. Termination
You may stop using the Service at any time. We may suspend or terminate your access if you breach these Terms or if continued provision is no longer commercially viable. On termination, your right to use the Service ends and we may delete your account data after a reasonable period.
10. Governing law and jurisdiction
For consumers resident in India, these Terms are governed by the laws of India. Nothing in these Terms limits your right as a consumer to complain before the consumer commission or forum having jurisdiction where you reside, or to approach the National Consumer Helpline. Subject to that, disputes arising out of or in connection with these Terms will be subject to the jurisdiction of the courts at Pune, Maharashtra.
11. Changes to these terms
We may update these Terms from time to time. Material changes will be notified by email or in-product notice at least 14 days before they take effect. Continued use of the Service after the effective date constitutes acceptance of the revised Terms.
