What AskRera is, and where the data comes from

AskRera is an independent MahaRERA due-diligence service for Maharashtra homebuyers. It reads the filings every builder must submit to the Maharashtra Real Estate Regulatory Authority (MahaRERA) and turns them into a plain-language report on a single project. AskRera is operated by Eskay Tech, a company incorporated in Singapore. It is not affiliated with MahaRERA or any government body, and it does not provide legal advice.

What we read

AskRera indexes 49,642 projects registered with MahaRERA. For each project we read the public registration record, the quarterly progress updates builders file (construction status, units booked, cost incurred), the declared and proposed completion dates and any extensions, litigation and encumbrance disclosures, and the list of documents on file. We do not read private documents, resale listings, or price data, and we do not cover any state other than Maharashtra.

How red flags are derived

A red flag is a rule applied to the filings themselves, computed when the data is read and independent of any purchase. Examples: the proposed completion date has moved well past the declared one; the registration has lapsed or is in extension; litigation is on record; construction progress has not moved across recent quarterly updates; a bank or dispute is attached to the land. The free mini report shows how many flags a project has and their severity. The full report explains each one. The absence of a flag reflects the record as filed, not an assessment of safety.

How fresh the data is

AskRera works from a periodic snapshot of MahaRERA filings, not a live feed. Projects are re-read in batches, so figures can lag the regulator by weeks. Every project page and every report carries the date its filings were last read, and links to the project's entry on the official MahaRERA portal so you can check for anything filed since.

What a report costs

Searching and the mini report are free and need no account. The full report costs ₹99 per project, one time, GST included, and requires signing in with Google or an emailed code so the report stays in your account. There is no subscription. The refund policy is in the Terms of Service.

Corrections

If you are a builder or a buyer and believe a project page shows something the filings do not support, email [email protected] with the RERA ID and what you believe is wrong. We check it against the current MahaRERA record and correct the page or re-read the filing.
